Some of the over-the-counter services offered by the Department of Budget & Finance are:

Deed Stamps

Queen Anne's County offers Deed Stamps/Review through Simplifile. 

Deeds may be mailed to our office, provided the following criteria is met: 

  • If the property is located within an incorporated town, the deed must be stamped by the town before coming to the Department of Budget & Finance.
  • If the property is agricultural, the deed must be seen by the State Department of Assessment and Taxation before coming to the Department of Budget & Finance.
  • Deed must include 4 copies of the intake sheet.
  • All taxes and any other charges due must be paid on the property before the Department of Budget & Finance can approve and stamp the deed. Property records and Utility account information can be found online. Visit the Property Record & Utility Account Search page for more information. 
  • Include a self-addressed, postage-paid envelope for the deed to be returned. 
  • Deeds of Trust do not require a stamp from the Department of Budget & Finance; these should be sent directly to the Clerk of Court.

All deeds transferring title are reviewed to verify that all real estate and utility bills have been paid.
