The Zoning & Permits Division ensures the safety and compliance of building code requirements, permitting and inspecting construction, enforcing the zoning ordinance and the critical area ordinance.

Why are codes important?

Codes protect the public’s health, safety, and welfare by reducing potential hazards. They keep construction cost down by providing uniformity in the industry and by providing consistent standards in construction. Finally, codes contribute to the well being of the community by preserving life and safety, as well as maintaining property value over time.

 

What work requires a permit?

All structural changes to a building, including additions, demolition, renovations and alterations require a permit. Plumbers and Electricians must have a Queen Anne's County license. Gas contractors must have a Queen Anne's County registration.

 

Is a permit required for a fence?

No, but you cannot block the view of traffic with the fence nor can you place a fence in the 100ft shore buffer.

 

Do I need a permit for a portable shed?

Yes, shed that are less than 200 square feet require a zoning certificate provided your property is not within a 100 year floodplain.

 

Where can I obtain an application for a building permit?

All application may be obtained at the Zoning Office located at 106 Coursevall Drive, Centreville or they can be downloaded.

 

Where do I go to schedule a building inspection in Queen Anne's County?

You may request an inspection by calling the Middle Department Inspection Agency at 410-822-8300 or 1-800-242-6342 from 8:00 am to 4:00 p.m. Inspection request can also be made by fax on the approved fax form 24-hour.

 

How do I find out about fire codes and inspections?

Queen Anne's County uses the Maryland State Fire Marshal office for fire code plan review and inspections. They are located at 315 Aurora Park Drive, Unit 2, Easton, Maryland 21601 or call 410-822-7609.
